This guide covers preparing and managing a rental listing on Access Home (long-term or daily/short-term). General guidance only — confirm the specifics of tenancy law and your obligations with a qualified Georgian legal professional.
Preparing your rental property
Make sure the property is genuinely ready to rent — working utilities, clean and presentable condition, and any furnishings you plan to include actually in place before you list.
An accurate listing
Describe the property, its condition, and what's included (furnished/unfurnished, appliances, utilities) accurately. At least 6 real photos are required to publish; 10+ is the recommended target.
Rent and deposit presentation
Present your asking rent clearly (and, for daily/short-term listings, your stay-rule metadata — minimum/maximum nights, check-in/out times, quiet hours). Any deposit terms should be agreed and documented in writing as part of your tenancy agreement, not just implied by the listing.
Keeping availability accurate
Confirm your listing's availability regularly — Access Home will periodically prompt you to reconfirm, with a grace period before an unconfirmed listing is automatically paused. Update the listing promptly once a property is let.
Enquiries and tenant screening
Enquiries arrive in your dashboard with sender contact details. Screen prospective tenants using reasonable, consistent, non-discriminatory criteria — Access Home does not provide or endorse any automated tenant-screening/scoring tool, and you're responsible for how you evaluate applicants.
The tenancy agreement
A written tenancy agreement, setting out rent, deposit, duration, and each party's responsibilities, protects both you and your tenant. Have it reviewed by a qualified professional, particularly for a longer-term or higher-value tenancy — Access Home does not provide a tenancy-agreement template at this time.
Condition and inventory record
Record the property's condition and contents at move-in, and again at move-out, so both parties have a clear reference if a dispute arises about the deposit — see our Rental Property Inventory & Condition Template.
Handover to your tenant
Walk through the property together at move-in, take meter readings, and hand over keys/access — see our Property Handover Checklist, which applies equally to a rental handover.
Utilities and maintenance
Agree upfront who is responsible for which utilities and routine maintenance, and document this in the tenancy agreement rather than leaving it implicit.
Privacy and access
Once a tenant has moved in, give reasonable notice before entering the property for anything beyond an agreed emergency, consistent with your tenancy agreement and applicable law.
Tax awareness
Rental income may be subject to tax depending on your individual circumstances. This is general awareness, not a statement of your specific obligations — confirm your position with the Revenue Service or a tax professional.
Ending or renewing a tenancy
Notice periods and renewal terms should be set out in your tenancy agreement from the start. General practice varies by agreement and circumstance — Access Home does not publish specific statutory notice-period requirements at this time; confirm these with a qualified Georgian legal professional if they aren't already addressed in your agreement.
