What off-plan / new-development buying means
Buying off-plan means purchasing a unit in a development that is still under construction (or not yet started), based on plans, specifications, and renderings rather than a finished, viewable unit. It carries different risks and rewards than buying a completed resale property — mainly around construction timing and what you're actually agreeing to before it physically exists.
Developer and project due diligence

Project, phase, building, and unit
A large development is often built in phases or multiple buildings, with different completion timelines. Confirm exactly which phase/building your unit belongs to, and don't assume the whole project's marketing timeline applies to your specific unit.
Understanding construction stage
A project page's milestone timeline (where published) reflects real, structured progress updates — not a decorative graphic. Review it alongside the target completion and target handover dates, which are not always the same thing: completion refers to construction finishing, handover to when you actually receive the keys.
Floor plan, specification, and condition/frame
Review the unit's actual floor plan and specification, not just the marketing renderings — renderings are always distinguished from real photography on Access Home listings. Confirm the finishing condition you're buying into (e.g. white/black/green frame, or fully finished/turnkey) — see our Property Glossary for what these terms mean.
Price and reservation
Confirm whether the listed price is fixed, negotiable, or indicative, and what a reservation/deposit actually secures — get this in writing before paying anything.
Payment plan and instalments
A developer instalment plan is a real payment structure the developer offers directly — confirm the full schedule, what happens if a payment is late or missed, and whether the schedule is tied to construction milestones or fixed calendar dates.
The purchase contract
Have the purchase agreement reviewed by an independent lawyer before signing, particularly the clauses covering delay, specification changes, and what remedy you have if the developer doesn't deliver as agreed.
Changes and substitutions
Ask upfront whether the developer reserves the right to substitute materials, layouts, or finishes during construction, and what process (if any) exists for you to be notified of or object to a material change.
Snagging / pre-handover inspection
Before accepting handover, inspect the unit against the agreed specification and note any defects ('snags') in writing, with an agreed timeline for them to be fixed — see our Property Inspection Checklist and Property Handover Checklist.
Registration

Risks specific to off-plan
Construction delay, developer financial difficulty, specification changes, and a gap between marketing renderings and the delivered unit are the main risks that don't apply to buying a finished resale property. None of these are guaranteed against by an Access Home listing or verification badge.
Questions to ask the developer
What is the current, actual construction stage (not just the target)? What happens contractually if completion or handover is delayed? Exactly what's included in the price, and what costs extra? Can I see the payment schedule and any project documents you're willing to share?
