Overview

This guide covers preparing and listing a property for sale on Access Home, whether you're selling directly as the owner or through an agent/agency. It's general guidance, not legal or tax advice.

Preparing your property

Gather your ownership documents and confirm your cadastral code is accurate and current before you start — see our Seller Preparation Checklist and Property Document Checklist.

Confirming your authority to sell

You must be the property owner or have sufficient authority to advertise it. Access Home may request evidence of identity, ownership, or representation, and publication doesn't itself establish legal ownership or title.

Pricing your property

Decide your asking price and whether it's fixed, negotiable, or price-on-request. Deliberately false or nominal pricing to manipulate search visibility is against our Listing Rules.

Listing quality and photography

A listing needs at least 6 real, relevant photos to publish; 10+ is the recommended target for the best presentation. See our Listing Media Quality guidance in the listing wizard for property-type-aware photo suggestions.

Description and disclosure

Write an accurate, honest description — condition, known issues, and anything a reasonable buyer would want to know. You're responsible for the accuracy of the information you supply.

Viewings and enquiries

Enquiries and viewing requests arrive in your dashboard with full sender details (or guest contact info) — respond promptly; a slow response is one of the most common reasons a listing underperforms.

Offers and negotiation

Access Home facilitates the initial connection between you and a buyer; negotiating and finalising terms happens directly between you (or your representative) and the buyer — Access Home is not a party to the transaction.

Working with an agent or agency

If you use an agent or agency, their listing on your behalf should reflect an authorised relationship, and any commission terms are a matter between you and them, subject to our Marketplace & Listing Terms and applicable law.

Once your property sells

Mark the listing Sold promptly. It stops appearing as available, any remaining paid promotion ends without refund or credit for unused time, and it's kept as an archived historical record rather than deleted.

Registration

Transferring ownership requires registering the change with Georgia's Public Registry (NAPR) — see our Total Cost to Buy tool for the current official registration fees, most of which are typically the buyer's responsibility by common practice, though this is a matter for agreement between the parties.

Tax awareness

The Tax Code of Georgia provides a 5% rate on a natural person's surplus from the sale of a residential apartment/house and its attached land, with an exemption where the property was owned for more than two years, subject to statutory rules.
