Georgia Property Glossary

Cadastral code
The unique identification number assigned to a registered parcel of land or property in Georgia's Public Registry, used to identify the specific property in any transaction.
Public Registry
Georgia's official register of real property rights and transactions.
Off-plan
A property purchased before construction is complete, typically directly from a developer, based on plans and renderings rather than a finished unit.
Handover
The point at which a developer transfers physical possession of a completed unit to its buyer — distinct from construction completion, which can happen earlier.
White frame
A common Georgian new-build condition level: walls plastered and ready for paint, but without flooring, fixtures, or interior finishing.
Black frame
An earlier-stage Georgian new-build condition level: structural shell and utilities roughed in, but walls not yet finished.
Green frame
A Georgian new-build condition level between black and white frame, with some finishing work complete — the exact scope can vary by developer, so always confirm specifics.
Turnkey
A property that is fully finished and ready to move into, with no further work required by the buyer.
Price per m²
A property's price divided by its total area in square metres — a common way to compare properties of different sizes.
Encumbrance
Any legal claim, lien, mortgage, or restriction attached to a property that could affect the owner's ability to transfer clear rights to a buyer.
Due diligence
The process of independently checking a property's legal, physical, and financial status before committing to buy it.
Deposit
A sum paid by a buyer to reserve or secure a property ahead of full payment — terms vary by transaction and should always be confirmed in writing.
Power of attorney
A legal document authorising one person to act on another's behalf — commonly used by buyers or sellers who cannot be physically present for a transaction.
Instalment plan / developer financing
A payment structure, offered directly by a developer, that lets a buyer pay for an off-plan or new-build unit in scheduled parts rather than a single lump sum.
Bank-financed / mortgage-compatible
A listing the advertiser has indicated is compatible with buyer financing through a bank or lender — this reflects the advertiser's own claim, not a bank's pre-approval.

Floor plan
A scaled diagram showing a property's room layout and dimensions, distinct from ordinary photography.
Rendering / visualisation
A computer-generated image representing how a property or development is expected to look, used before or during construction — always distinguished from real photography on Access Home.
Buildable area vs. total area
For land or a house on its own plot, the internal/building area is distinct from the land/plot size — always check which figure a listing is showing.
Under offer
A listing status indicating a buyer's offer has been accepted but the transaction is not yet finalised.
